Full Service
Also known as the Complete Package, this service is the most popular and is used by the majority of our clients. As the title suggests it includes all services from an initial consultation to contract settlement for the property. There is nothing left for you to do but sit back and relax knowing that you are in good hands. This process takes the following form.
1. Initial Briefing
We seek to understand the needs of our clients so that we can find the right properties. Our experience suggests that considerations such as budgets, schools, work, shops and transport are extremely important to the property purchasing process. Our structured interviews are designed to be efficient and productive, and are used as a basis from which we select properties for stage 2.
2. Research and Property Hunt
Now begins the fun stage! Whilst you are carrying on with your everyday activities we are seeking out properties on your behalf. In finding the right property, we feel that an inspection of numerous properties is required so as to ensure our advice is fully informed. Often we identify and inspect as many as fifteen properties, including both privately and publicly listed properties, before we make our recommendations. We will involve you in our experience of the market by providing documents such as internal and external photos, floor plans, strata plans, property reports and due diligence reports.
3. Shortlisting
Our aim is to save you time. We will inspect numerous properties from which an exclusive group shall be selected and thoroughly analysed for the purpose of creating a short list of properties for your consideration.
4. Inspections
We hope to organise at a time convenient to you a guided inspection of the short listed properties. During our inspections, we will identify the strengths and weaknesses of the property. In the event you are unable to inspect, we are happy to reinspect on your behalf and offer whatever further information you require. If at this point you find a property that warms to you, then it is time to get down to business.
5. Valuing and Negotiating
After we have found the right property, we will make sure you know its true value. We will do this by using our vast resources and experience in property valuation. Armed with our research, we will be in a position to negotiate the best possible purchase price. By relying on facts, we are in a superior negotiating position, free from all influences apart from those important to the true market value of the property.
6. The home stretch
We can direct you to solicitors, finance providers, building and pest inspectors and many other relevant service providers to assist with the exchange and settlement process. Our reputation and networks in the market, results in our client's receiving first class treatment from any service provider we recommend. Of course, we respect that some buyers will have their own network of professionals, and we are only too happy to work closely with them. Ultimately, our level of involvement is determined by your instructions. For example, we often deliver documents to and from solicitors, finance providers and real estate agents. Our most enjoyable aspect of the job, is personally delivering keys for the property!
The fee structure for this service is set at approximately 1% of the purchase price plus GST.
